The inspection procedure involves a visual type of assessment of the property in question.
The results of the actions performed must be presented in documentary form so that the act acquires legal force and can be used officially.
Most often, in such cases, a separate document called “Building Inspection Report” is filled out.
The form of the act and its content may vary, depending on several factors. First of all, the presence of features is dictated by what specific task is set when drawing up the act.
The second reason for the appearance of differences is combined with the scope of application (operation) of the structure being examined: residential type; production type; for trading plans; in the form of a warehouse; and so on. Taking into account exactly which point a certain structure from the listed list can be attributed to, the requirements depend.
Grounds for execution of the act of demolition of OKS
The act is carried out for the following reasons:
- The owner decided to voluntarily demolish a capital facility on his land plot.
- The building collapsed due to force majeure, such as fire.
If, as a result of an accident, the building is partially destroyed, but cannot be restored, then before ordering an act, the building must be completely demolished.
Only a cadastral engineer has the right to carry out an inspection report. He certifies with his personal seal that the building no longer exists, and bears administrative and, in special cases, criminal liability for this.
The subject of the inspection report is any capital construction object that is registered in the cadastral register and the right to which is registered. It is permissible to prepare an act to deregister buildings whose rights have never been registered.
The tax on a destroyed building will cease to be charged only from the moment it is removed from the cadastral register. If the property was liquidated several years ago, but this has not been legally formalized, property taxes will still be due as usual.
Features of compilation
To fill out, use a standard form according to the sample. It records the following information:
- date of inspection;
- a complete list of the commission members who carried out the inspection, indicating their initials and positions;
- date and number of the decree for the creation of the commission;
- the period during which the commission must carry out the inspection;
- in the text it is necessary to clarify the detailed type of parameters of the object, which will help to make a reasonable assessment of its condition.

- name and exact location of the structure or its individual part;

Who is responsible
In order to inspect the building, a commission group is recruited from employees with engineering and construction education who can make a correct assessment. The following factors may warrant an inspection:

Commission members
Most often, a whole commission is called in to conduct a full inspection of the building. The composition of the commission group is selected based on the circumstances under which the control audit is carried out.
If this is the acceptance of a newly constructed building, then representatives of several companies that participated in the construction are called to the commission. And if a structure that has long been owned by a certain company is inspected (for example, after winter or an autumn inspection), then the commission will be formed from employees of the enterprise.

Formation of a verification commission

In the event that any of the commission members does not agree with any information, this must be highlighted as a separate paragraph in the form. Information about all documents attached to the document must also be included in the form.
If the act contains any laws or regulatory documentation (generally applicable or internal corporate), a link to them must be given in the form of a date and number. After filling out the report, all persons who participated in the inspection of the structure must put personal signatures on the documentation.
When to inspect goods in 2021
In 2021, the legislator has not established a strict list of situations when the parties to a transaction must necessarily draw up the document we are considering today. However, most often, the act is drawn up today:
- When the buyer receives the goods from the manufacturer or from the supplier;

Drawing up an inspection report in 2021
