What documents does the Extract from the Unified State Register replace?

According to the new legislation, such documents as the “Certificate of State Registration of Rights” and “Cadastral Passport” are abolished. This means that even if these documents are available, which were issued to property owners before Federal Law 218-FZ came into force, they do not confirm ownership of the property. For example, a document received no more than 30 days ago must be submitted to credit institutions and courts.

Options for issuing the requested types of papers

Documents differ not only in content, but also in the form of delivery. Order No. 968 describes them. In the first case, the paper must be certified by the registrar and the stamp of the issuing authority. In the second - an electronic signature of the issuing authority. Both types of document have the same legal value and force.

You can obtain all types of listed extracts from the Unified State Register online on the Rosreestr website or by visiting the MFC in person. A number of citizens prefer to work with electronic files. Therefore, it is easier for them to order this version of the extract. The procedure is carried out online. You can also receive documentation in electronic form during a personal visit to the territorial division of Rosreestr or the MFC. The result of the procedure is receiving a link or a finished file. The certificate must be certified with a digital stamp and signature of a representative of government agencies. Issuing such a certificate in 2021 will cost less. The older generation prefers to use the paper version. You can also send an application through the website or submit it during an independent application to Rosreestr or the MFC. The price of a paper statement will be more expensive. In order for the paper version of the document to be considered valid, it must bear the seal of the State Register of Real Estate and be signed by the employee who provided the document.

Note! In modern realities, the electronic form is becoming more preferable. It's easier and faster to get. You will be able to order the paper without a personal visit to the State Services.

Additionally there is an extended form. It differs from a simple one in the amount of information. Some of them relate to the form of ownership and the owner of the property. Therefore, the extended statement is provided only to the owner of the premises. When making a request, he will have to indicate his own name and address of the premises. Without receiving an extended statement, you will not be able to complete real estate transactions. The document is also required during legal proceedings in which the apartment appears.

The extended version of the paper contains information regarding the legal capacity of the property owner. It also indicates on what basis the right to the apartment was obtained.
