Types of extracts from the Unified Real Estate Register (USRN)

A cadastral passport is an extract from the state cadastre. The document was prepared by Rosreestr and used until the end of 2021. Currently, cadastral passports are not issued, and previously issued documents have lost their legal significance. Instead of a cadastral passport for real estate, extracts from the Unified State Register of Real Estate are issued. In the USRN information, if there is information about the rights to the object, about the main characteristics of buildings and premises.

In the article we will tell you how the cadastral passport was issued, why this document was no longer issued, what information can be found in the Unified State Register of Real Estate extract for the property.

What is this?

Information regarding the land plot of interest to a person is presented in the form of an extract. The act reflects the complete information that is available about the land in the state cadastre. The form of the document in question is determined in the order issued by the Ministry of Economic Development, adopted in 2014. This order has number 504 and is called “On approval of forms of cadastral passports...”.

The specified document may be required when the procedure for registering an allotment in the property of a person is carried out, an example would be privatization or acquisition. It will also be necessary to obtain an extract when a person decides to realize the allotment through sale.

In addition to the extract, in the situations listed above, a cadastral plan is also required. An extract may be requested in order to confirm the existence of rights regarding the allotment. Another option for requesting an act could be issuing a visa at the time when you need to confirm the ownership of a person’s property.

Attention! The file cannot be used as a document. It is for informational purposes only.

The concept of a cadastral extract and why it is needed

A document issued by Rosreestr and containing information about real estate objects and land areas is a register extract. It is issued only at the request of the citizen. This paper contains a large amount of up-to-date data. The document is a kind of full-fledged technical presentation of the land plot.

The Technical Inventory Bureau and Rostekhinventarizatsiya do not have the right to issue such extracts.

Problems that this document can help resolve:

  1. Conduct land surveying, clarify or change the boundaries of a plot of land.
  2. If necessary, enter information into Rosreestr about the construction of the building being erected on the land plot.
  3. Prepare land management documents.
  4. Check the assigned object number.
  5. Understand the correctness of collecting fees for the use of a plot of land.
  6. Challenge the price of real estate, which is indicated in the State Real Estate Cadastre.

All these questions can be solved by this extraction.

Differences between a passport and an extract

It is necessary to consider how a cadastral passport of a land plot differs from an extract. As already noted, the extract is presented in the form of a response to an interested person’s request for a land plot. It includes exactly the information that the person asks to provide.

In essence, the passport is presented in the form of an extract from the state cadastre; it reflects information about real estate. It includes several parts, which are called sections. The first section includes data on the characteristics, properties, and features of the allotment.

Sample

Next, plans or drawings of the entire territory are reflected, the obligations that are established as encumbrances in relation to the allotment are listed. They are indicated only when installed.

When a site consists of several parts, each of them is indicated on the drawing. When generating an extract, data describing the boundaries of the allotment and the place where it is located will be added to the listed sections. Points that have a turning value are also subject to reflection.

From the above, we can come to the conclusion that the extract includes a larger amount of information. This is where it differs from a passport.

Also, the passport is presented in the form of a document that is subject to registration and issuance at the moment when the allotment is registered. The extract reflects data regarding plots that have already been registered. Often its provision is required at a time when the assessment of the cadastral value of a land plot is disputed.

To whom and how is the document useful?

An extract from the cadastral register for a land plot will be useful to the property owner, seller or buyer.

The certificate will be useful to the owner in the following situations:

  • If it is necessary to create boundaries on a site , as well as when preparing land management documents;
  • If there is a need to register the site for capital construction;
  • When checking the correctness of the preparation of land taxes;
  • If there are disputes over land ownership that are resolved in court.

The buyer of real estate will be interested in the extract to clarify the area of the plot and its boundaries, as well as to check the cost of housing according to the cadastre. The seller, in turn, is interested in presenting the document to the buyer himself and convincing him of the absence of fraud. Thereby speeding up the transaction process.

cadastral extract

Duration of its validity

An extract from the cadastre is valid for five years. After the specified period has passed, it loses the power it had. It is precisely this period of validity that is established due to the fact that once every five years a procedure is carried out aimed at revaluing land plots.

Unlike a passport, an extract is issued only regarding land plots. It should be noted that in order to confirm the rights to the plot, a cadastral passport must be submitted to the authorities; an extract in this case cannot be accepted.

What does an extract from the cadastral passport of a land plot consist of?

Form KV-1 presents tabular data consisting of sections

:

  • cadastral number of the land plot;
  • location;
  • site parameters;
  • and purpose of the site;
  • type of law;
  • information about the copyright holder;
  • special notes - about the coordinates of the turning points of the memory;
  • additional information.

To view the extract in its original size, click on the photo.

The remaining forms contain the following information

:

If the plot is not registered in the cadastral register, upon request only the KV-1 form is issued.

Extract forms

In practice, extract forms are also referred to as sections. Based on this, we can say that the act in question includes the following sections:

  • data relating to the general order;
  • the category to which the site belongs, the purpose allocated for the land, the number and address where it is located, the area;
  • territory plan;
  • when we are talking about a site that consists of several parts, information regarding each of them is reflected;

    Plan
    Storage plan

  • if encumbrances are established, they are also subject to reflection;
  • indicates where the boundary of the allotment lies and its location;
  • plots located in the neighborhood are indicated (their number designations, location address, and owner details must be indicated);
  • points that have a turning value are subject to description.

The plan reflects diagrams, drawings of the allotment, communications, if any, and buildings. When the listed objects are on the ground, then all the details that are part of the allotment are listed.

The following information, for example, is also subject to reflection - when communications facilities owned by the state are located on the land, the owner must limit his activities based on the facilities laid.

Forms that are in the cadastral extract, a sample extract from the Unified State Register

The document can be ordered in six different versions. Each of them differs from each other in the directions of data:

  • KV 1 – basic information about real estate: cadastre number, area, purpose for which it is used, category, address and information about the copyright holder;
  • KV 2 – plan of a plot of land in the form of a drawing with all the infrastructure and buildings nearby;
  • KV 3 – data on parts of the land plot, rights to them and oppression;
  • KV 4 – scheme of land shares;
  • KV 5 – allotment address map along with directional angles and addresses of nearby storage units;
  • KV 6 – drawing turning points using two coordinates.

Directional angle is a horizontal angle formed between two lines, one of which is directed along the northern axial meridian, and the other is directed towards the object being identified. Counted from the first ray clockwise. The lines are indicated by dotted lines, and the letters X and Y are placed at the end of them.

It must be said that extracts from the state cadastre in forms from KV 2 to KV 6 can only be purchased if land surveying is available. And forms KV 5 and KV 6 are needed in order to clearly establish the perimeter of the specified land (for example, to install a fence), coordinate them with the owners of neighboring territories and find out more about the area before purchasing it.

Sample extracts from the Unified State Register look like this.

Who is eligible?

Legislative acts do not limit the list of entities that have the authority to request and receive cadastral documentation. In this situation, it does not matter whether the person applying for the extract is a legal entity the owner of the plot or not. This is due to the fact that information regarding the price and location of plots is open.

This act is the basis for the procedure for assessing the cadastral value of land plots, which is required when purchasing real estate.

It is worth noting that the market value of a land plot is in almost all cases lower than the cadastral value.

This document is often necessary for cadastral work. Or rather, almost always. Therefore, if you want to enter any data into the cadastre about your real estate, you must obtain it. Read more about the cadastral extract below.

What kind of document is this?

A cadastral extract about a property is an extract from the state real estate cadastre containing the requested information about the property. If, in accordance with cadastral information, the real estate object about which information is requested has ceased to exist, then any cadastral extract about such an object, along with the requested information, must contain cadastral information about the termination of the existence of such an object.

What is it for?

Sometimes banks also require an extract when pledging real estate, etc.

When alienating real estate or acquiring rights to it.

For cadastral work, such as (merger, division, etc.). In this case, usually the cadastral engineer performing this work orders extracts from the cadastral chamber. But if you have an extract in your hands, you need to attach it to the rest of the documents.

Where and in what form can I get it?

The statement can be ordered in paper or electronic form.

In both forms, extracts have the same legal force. The paper must contain the seal and signature of the official who prepared it. The electronic form must have a file with an electronic signature of the official (with the extension .sig)

1. In paper form, it is ordered at the nearest branch of the cadastral chamber (for the Moscow region) or at the MFC (in Moscow).

2. You can order it electronically on the official website of Rosreestr in the “Public Services” section.

3. Our cadastral engineer can also order it electronically. The cost of 1 extract is 500 rubles. Receipt time is 5 working days.

It is worth noting that electronic statements are issued in such a form that it is not possible to read them immediately. An example statement can be downloaded. To bring it to a human-readable form, it is necessary to “run” the data through a special program. After this it looks like this. So if you want to receive an extract without problems, it is better to order it through a cadastral engineer.

What does a cadastral extract look like?

Below is a sample cadastral extract of a land plot with a detailed description of the information contained in it:

1. Form KV.1. It contains general information on the land plot, namely: cadastral (or conditional) number, location, category of land, permitted use, area, cadastral value, type of right, copyright holder, and other information, for example, if there is no sufficient information about the plot, then it will be indicated that the boundary of the site is subject to clarification during land surveying.

2. Form KV.2. The plan (drawing, diagram) of the land plot is displayed here.

The opportunity provided by the state allows any person or organization to draw up the required documents for real estate quickly and easily.

All mandatory characteristics of land are systematized and taken into account in a single database - the state cadastre.

As a result, information about real estate is formed in the form of documents specified by law. Access to the specified information resource is open to anyone who wants to receive information.

An application for receiving documents may be submitted by: a citizen, any organization, or government body.

A land document containing mandatory and the most complete information about the allotment is an extract that contains certain data.

  • Address.
  • Cadastral number.
  • Land category.
  • Specified area.
  • Permitted use of the site.
  • Foundation documents.
  • Information about restrictions, encumbrances.
  • Information about the owner, user.

Information for owners of property rights and interested parties, in connection with the introduction of the new law of the Russian Federation No. 218-FZ, all data of the cadastral passport in an expanded form will be presented in the new format of the Unified State Register of Real Estate for an apartment, residential building, land plot, dacha or room in a communal apartment, the regulations of which were developed by Rosreestr.

Extract from the Unified State Register of Real Estate - a full-fledged document about the land plot

Currently, according to Law No. 218, the USRN extract replaces the cadastral passport for a land plot. On our website you can order a new form of USRN extract, which reveals detailed information about the object of property rights, and you can receive a cadastral extract about a land plot in electronic form online.

At the top of the page there is a search query where you can determine the cadastral number of the object of right, in particular for the apartment you are looking for. Using the drop-down hints, we determine the appropriate option. Click on the “Order documents for the object” button.

Please note that the electronic statement and paper form contain identical information, while the paper form has an official seal. An electronic statement is equally valid as a paper statement. The validity period of the electronic certificate for transactions is 30 days.

Technical information about a specific object or land plot is contained in a special document -.

Our article will discuss the right to obtain such an extract from the relevant authorities, who can receive one and how to do it correctly.

We will also describe in detail the algorithm for obtaining a cadastral extract in the state cadastral structure.

It is worth distinguishing between a cadastral extract and a cadastral passport of an object

.

If the first document contains various technical information, which is issued on the basis of a special request to the applicant, then the second document is issued to the land plot and contains all the basic information: both its boundaries, turning points and exact coordinates of the land plot, and satellite images , and a schematic representation of the memory.

It is important to know that a cadastral passport is issued only for those objects that have previously been registered and have a cadastral number.

A cadastral number is not required to receive an extract. Unlike a cadastral passport, a cadastral extract is not a mandatory document for registering property rights and is for reference only.

A cadastral extract is available to anyone interested in a specific land plot or real estate property, since it contains basic information about the object itself and its owner. Most often, applicants want to receive this type of document before purchasing such a plot of land, or for renting it from state or municipal authorities in the future.

The state does not impose any serious restrictions on such requests on applicants, therefore, such a document is available to everyone who wants to find out information about the owner of the land plot or property.

How to order and receive

To obtain an extract, you can apply in person or online to the land registry office. You must submit a package of documentation. The list includes an act through which the identity of the applicant is confirmed.

If there is no such act, then a document is needed that can replace it. You will need to find out the number that was assigned to the plot during cadastral registration, or you can use the address where the plot is located. The address must be specified accurately and completely.

Statements
Applications for obtaining a document from the Unified State Register

If you plan to receive the finished document via postal services, you need to take an envelope with you. You need to remember about paying the state fee, which is carried out before submitting the application. The amount of payment depends on who applies. If a person or government body – 400 rubles. When an organization needs an extract, you will have to pay 1,200 rubles.

For payment, any convenient method is used, including postal transfer, electronic wallets or bank transfer. A receipt confirming payment must be attached to the application.

When drawing up an application, please note that a special form has been developed for this document. It can also be said that, as a rule, specialists from competent authorities complete the filling themselves.

Sample
Sample extract from the Unified State Register of Real Estate on the cadastral value of a property

The applicant is required to provide his data, including last name, initials, details of the document by which his identity is verified. The cadastral number of the plot is indicated; when the person does not have such data, then the address where the plot is located must be provided.

After drawing up the document, it is signed by the applicant. The method for obtaining the finished result (by mail or in person) is also indicated. If more than one copy of the extract is required, then this fact must be reflected in the application.

When a document is received in another locality, postal services are usually chosen. To do this, attach an empty envelope; you can put a receipt in it regarding payment of the state duty.

Also in this situation, you need to make a copy of the identity document and have it certified at a notary office. A copy is attached to the application. The request must be sent by registered mail using acknowledgment of receipt.

The countdown of time for processing the request begins from the moment the applicant’s funds paid as payment of the state duty arrive at the account of the cadastral department. The legislator indicates that the production and sending of the extract is carried out within five days. When a request is sent by mail, you should not forget about the time allotted for delivery of the letter.

Where can I get such a document

A cadastral extract is available to anyone interested in a specific land plot or real estate property, since it contains basic information about the object itself and its owner. Most often, applicants want to receive this type of document before purchasing such a plot of land, or for renting it from state or municipal authorities in the future.

The state does not impose any serious restrictions on such requests on applicants, therefore, such a document is available to everyone who wants to find out information about the owner of the land plot or property.

In modern Russia, there are two main structures that issue cadastral documents to applicants and owners.

If you want to find out how to solve your particular problem, please contact us through the online consultant form or call:

  • The first is the Unified State Register of Rights, which is better known by its abbreviation EGRP. This structure provides information about the ownership of a specific plot of land, the owner of the land plot, etc.
  • The second is the State Real Estate Cadastre or State Property Committee, whose department contains basic information about the technical characteristics of real estate and land plots, the current status of a particular object, its value, etc. The structure also provides information about the right to use a given object or plot of land.

It is customary to contact the State Cadastre if you plan to survey a land plot, mark turning points on the land register, clarify the exact cadastral value of a particular object, as well as its technical data (area, description, etc.). In other cases, you should contact the first structure.

Both bodies are subordinate to the Federal Service for State Registration, Cadastre and Cartography, which is better known as Rosreestr. Another federal body, the Federal Cadastral Chamber, also deals with the cadastre.

All structures provide general information based on a formalized request made by the applicant. But the basis documents (agreements on various real estate transactions), as well as their copies, are provided only to legal representatives under a notarized power of attorney and owners.

You can obtain a cadastral extract from these structures both online (electronically) and based on a written request.

It is also possible to obtain this extract based on a written request by mail to the cadastre.

The most important difference between these documents is their direct purpose. Speaking of internal content, we can say that the cadastral extract has more additional information.

A cadastral passport is obtained when registering a land plot for cadastral registration in order to carry out various transactions: sales, donations, wills, etc. An extract is needed for information purposes or in controversial situations.

Another difference is that a cadastral passport is issued after registration with the cadastral register. An extract can be obtained for any object, regardless of whether it is registered in the cadastral register, etc.

A citizen has the right to order a cadastral extract by visiting any branch of Rosreestr, a representative office of the Cadastral Chamber or MFC, which has a cooperation agreement with Rosreestr. The request is made on paper.

You can send your request by mail to the head office of Rosreestr or its regional branches. The addresses are indicated on the official Internet resource of the service.

When applying in person, the applicant usually presents a passport. If his representative applies, then in addition to his passport, he will need to have a power of attorney with him.

We invite you to familiarize yourself with: Execution of a court decision, procedure and deadlines for execution

Another popular method is to receive a statement electronically. An application is being generated for:

  • Rosreestr website;
  • Unified portal of public services;
  • other Internet resources.

The applicant's representative then presents the power of attorney in electronic format. Such a document must contain an enhanced qualified electronic signature of the notary.

The place where the cadastral extract is issued depends on the type of property. If this is a residential or non-residential premises, then you should contact the territorial departments of the Technical Inventory Bureau (BTI) or the Federal State Unitary Enterprise Rostekhinventarizatsiya. If the matter concerns land plots, then the issuance of cadastral extracts is carried out by the territorial branches of Rosreestr at the location of the land plots.

Receipt through Rosreestr

In order to obtain a document, you can contact the Rosreestr branch. You need to submit the following documents:

  • statement;
  • the act by which identity is verified;
  • documentation of legal significance regarding the allotment;
  • a receipt confirming payment of the state duty;
  • when the application is made by an authorized person, there must be a properly certified power of attorney;
  • All copies of acts must be certified by a notary office.

After accepting the package of documents, the specialist issues a receipt, which lists the submitted acts and indicates the date when you need to re-visit the authority and pick up the completed extract. It is worth keeping in mind that the period cannot be set for more than 5 working days, since this is the period of time allocated for the production of paper by the legislator.

Providing documentation

You can order the electronic version without providing documentation. When applying for a paper version for a registered plot, you will need

:

  • applicant's passport;
  • cadastral passport of the land plot;
  • receipt of payment of state duty.

The registrar is presented with originals and copies of these documents. When transmitting these documents by mail along with the application, they must be notarized.

How to write an application for extradition?

The same applies to submitting an application to the MFC

, where forms are predominantly filled out by the applicant or the registrar himself, depending on the rules established in the region. Self-writing is required only when the application is sent by registered mail. In this case, a free form of compilation is allowed, with the obligatory indication of:

  1. Cadastral characteristics of the site, its location and assigned number.
  2. Categories of land and.
  3. Forms of law and information about the copyright holder.
  4. List of forms that need to be prepared in the extract.
  5. Type of feedback – email address, cell phone and home address.
  6. Indication of the method of receiving the finished statement - by Russian Post, electronically or upon arrival at the MFC.

In conclusion, a handwritten signature is placed with a transcript of the surname and date

. Legal entities indicate their details and certify the application with the signature of an authorized official and the seal of the founder.

How to get it in person

When the site is located within the locality where the applicant lives, you will need to contact the local land registry office. When the allotment is located outside the boundaries of this point, the appeal is submitted to the department that operates in the territory where the allotment is located.

In this case, it is possible to send a request to the department whose competence includes the plot of interest, or you can contact the nearest department, after which specialists will redirect the request.

It is worth noting that the act in question can be obtained in relation to one plot. If a person needs to know the cost of several plots, he will have to fill out several requests.

The procedure for obtaining documentation is as follows:

  1. Initially, you need to prepare papers. Documents of a personal nature are being prepared. An identity document must be provided, an example of which is a passport or military ID. You also need to provide the number assigned to the plot in the cadastre; if there is none, then the address of the plot's location is indicated.

    In some situations, a cadastral passport is required. Documentation must be provided in copies or originals. If a person brings originals, the specialist makes copies of them and returns them. When copies are provided, they must be certified by a notary office. Acceptance of acts is carried out by issuing a receipt.

    Cadastral
    Cadastral number and certificate of registration of ownership

  2. Next, an application is drawn up in the form established at the legislative level. The document is written without any corrections or blots.
  3. The name of the document is indicated as an extract made from the cadastre.
  4. The section indicating the issuance form must be completed. The applicant must indicate that the act must be in paper form.
  5. Mark the place where the statement is issued. This may be a post office or Rosreestr.
  6. The cadastral number of the plot is indicated; if it is absent, the exact address is indicated.

    It is worth noting that the address is subject to full reflection.

  7. The applicant's details must be indicated in full in the application. Indicate, including your email address, cell phone number, SNILS.
  8. A mark is placed indicating that the person does not object to the processing of his personal data.

In most departments of authorized bodies, filling out an application in the established form is carried out by specialists. This means that the applicant only needs to submit the necessary documentation, check the accuracy of the document and put his signature.

Methods for applying for an extract

The application can be submitted either at the Multifunctional Center (MFC) or via the Internet.

Personal presence

First you need to come to the MFC during reception hours, then you should get the necessary next coupon at a special terminal. Take him to the room where waiting citizens are received. As soon as the queue number indicated on the ticket is said over the speakerphone, you should go to the indicated window. Next, submit the following documents:

  • passport or a copy thereof;
  • a receipt indicating that the state duty has been paid;
  • power of attorney that another person will undergo the procedure (optional, that is, if necessary).

Deadlines

The legislator establishes that the act in question must be drawn up and issued by the competent authority within five days after the funds paid as state duty are credited to the authority’s account. As a rule, by the time the application is submitted, the funds have already been credited, so in practice, the day of filing the application is considered the beginning of the countdown.

It is worth drawing the applicant's attention to the fact that when he decides to send a request by mail - he should use registered mail with acknowledgment of receipt. Thanks to this action, you can not only prove the fact that the documentation was sent, but also independently calculate the period when the extract will be ready.

What information does it contain?

When sending a request to the Rosreestr office, the citizen is given a document that has a strictly defined form.

It is prohibited by the legislation of the Russian Federation to introduce additional information and exclude some items from it. Therefore, all statements are created according to a certain standard.

The paper contains several main blocks. The first of these is information regarding the land plot. Each site has special characteristics.

Depending on this, the following is indicated for it:

  • cadastral number;
  • type of land rights;
  • owner details;
  • ownership of the entire plot or its share is carried out.

Documents for a cadastral passport for a land plot must be submitted in accordance with the procedure established by law. Is it possible to draw up a land donation agreement at the MFC - see here.

The purpose of the territory and category are also noted. Information about the location address, area and cadastral value is also written down here.

The latter is calculated in accordance with a certain rate multiplied by the number of square meters. All similar information is contained in the cadastral passport of the plot.

A graphic representation of the allotment is required. The extract contains a plan of the land plot, namely a handwritten or computer diagram showing the territory.

It is necessary to indicate the buildings located on it. Both completed objects and unfinished projects are taken into consideration. The communications that actually exist are also noted.

During preliminary land surveying, the diagram will look like a drawing with specific boundaries. If the procedure was not carried out, this section is completely excluded from the extract.

Information about the territories to which the owner has limited rights must be reflected. This applies to public communications.

This section also includes encumbrances in the form of:

  • arrest;
  • promissory note;
  • collateral attraction.

The entire territory must be reflected in the form of a diagram. The data is described in detail using specific terms. The length of the boundaries of the land plot is reflected in accordance with directional angles, horizontal positions indicated in degrees and minutes.

The proximity of the allotment to private and public plots is also noted. The extract contains information about the address and number of nearby territories.

Coordinates are described using turning points. This requirement must be complied with in accordance with legal regulations.

Sometimes some sections of the statement are missing. Therefore, a citizen should not worry if some information is not provided. This is due to the fact that land surveying or other procedures were not carried out.

Due to this, no data will be available. When carrying out repeated work, new information must be entered, and the citizen is provided with a fresh sample extract.

Some applicants only want to know information regarding the cadastral value of the plot. In this case, the document is generated based on the information from the first block. The remaining data will be missing.

What documents are needed to obtain an extract?

To obtain a cadastral extract, the interested party must provide the following documents:

  • Passport;
  • Document confirming ownership or lease agreement;
  • Receipt for payment of state duty.

Filling out the application form

Both citizens and enterprises can request information from the Unified State Register.
To obtain a cadastral extract, you will need to fill out an application form, which can be obtained from department employees. The form is the same for everyone and approved by order of the Ministry of Economic Development of Russia dated December 8, 2015 No. 920 (Appendix 1).

The form must be completed with the following items:

  • The company or individual who submits the application;
  • Information about real estate or land that interests the applicant;
  • Information about its copyright holder;
  • Legal documents for the site;
  • Identification data of the applicant (full name, date of birth, passport, address).
  • The form in which you want to receive the information (paper, electronic);
  • List of documents attached to the request;

REFERENCE! The application form can be submitted by an authorized representative of the applicant; in this case, information about the power of attorney must be indicated in a special paragraph.

How to restore an extract if lost, will they be allowed to take a new one?

In life, sometimes situations occur when documents for a land plot are lost.
Under such circumstances, there is a need to restore lost papers. So, if we are talking about the loss of an extract from the Unified State Register, then the action plan in this case is quite simple. You need to contact Rosreestr and order a new certificate for the land plot. The procedure in this case will be similar to that described above. You need to follow these steps sequentially:

  1. Prepare the appropriate application and collect the necessary documents.
  2. Deliver the collected package of papers directly to the registration authority or transfer it through its intermediaries (MFC, State Services, KTOTAM.PRO, etc.).
  3. Pay the state fee.
  4. Wait until the end of the procedure and take the new extract from the Unified State Register to the ground.

It should be remembered that if you lose the certificate of ownership of a land plot, it will not be possible to restore it. The fact is that this document was canceled back in July 2021 (Federal Law of the Russian Federation dated July 3, 2016 No. 360-FZ) and is no longer issued. Instead, an extract from the Unified State Register is used.

Thus, obtaining a cadastral extract for land is quite simple. Moreover, such a service is available to almost all citizens and legal entities. This can be done either through a personal visit (to the MFC or directly to Rosreestr), or via the Internet, using one of the relevant services (Government Services, KTOTAM.PRO, etc.).
