Why do you need a technical plan for a residential building?

The process of registering a house

After the extension of the dacha amnesty, a simplified procedure for registering real estate has returned. Thus, according to the dacha amnesty, a technical plan for a house can be prepared according to a simplified scheme - by declaring it only until the spring of 2021. This applies to technical plans for residential and garden houses located in the gardening area. But for individual residential construction, nothing has been simplified; the notification procedure remains in effect as before.

How much does a technical plan for a house cost in BTI?

What does a technical plan look like?

According to the regulations described in the main regulations, the technical plan includes two sections:

  1. Text.
  2. Graphic.

The plan consists of 8 pages, 3 of which are occupied by graphic materials:

  • placement of the object within the area;
  • prepared drawing with numbering of turning points.

A technical plan is drawn up in two forms:

  1. Paper version.
  2. Electronic version (xml format is used).

In accordance with paragraph 12 of Article 24 of Federal Law No. 218, the technical plan is drawn up in the form of an electronic document. The paper version is produced for an additional fee.

Where and how can I get a technical plan?

Who makes the technical plan? There is a myth that you can only order a technical plan from the BTI. Is it true? Yes and no at the same time. The BTI technical plan will be valid if a qualified and accredited cadastral engineer works in this department .

If a house is built on a site intended for individual housing construction , and construction began before the introduction of amendments to the Town Planning Code (i.e. before 08/04/2018), then a building permit will be required.

  • build houses and outbuildings on garden plots;
  • build and reconstruct private houses on the site for individual housing construction.

Why might you need a floor plan?

The need for a floor plan may arise when carrying out transactions with real estate, its privatization, changing the type and purpose of the premises (in particular, when transferring premises from the category “residential” to “non-residential” and vice versa), redevelopment of an apartment and in other cases.

The floor plan contains the following information:

  • about the series of the building and the year of construction;
  • about the material of load-bearing walls and ceilings;
  • ceiling height;
  • number of floors;
  • number of one-, two-, three-, four-room apartments;
  • living space and apartment layout;
  • the presence of balconies and loggias;
  • degree of wear and tear of the building;
  • the presence of re-equipment or major repairs;
  • whether the building is an architectural object or cultural heritage.

Additional information includes:

  • about the type of premises (are there any premises of the “dormitory” or “hotel” type, apartment or corridor type);

You can get it in the standard way - using an extract from the Unified State Register of Real Estate, ordering this service separately.
