What is a technical plan and why is it needed?

The technical plan (passport) is the 2nd most important document after the extract from the Unified State Register of Real Estate (certificate of ownership).
It displays all information about the building or structure. They help to judge the entire object. The plan includes a descriptive part (text) and a graphic part. Both are subject to mandatory registration. In any transaction, it is necessary to check such plans for any inconsistencies. It may be one thing on paper, but another in reality.

If an individual or legal entity wants to make changes to the technical part, then this must be agreed with specialists. Unauthorized destruction of walls (for example) can lead to dire consequences.

A large area may simply become damaged and cannot be restored. This may also pose a threat to the life and health of citizens.

Registration procedure

Making a house plan consists of the following steps:

  1. An engineer goes to the site and takes measurements.
  2. The form is filled out.
  3. Geodetic survey is being carried out.
  4. A document is being drawn up.

After receiving the finished technical plan, the citizen can use it to apply to Rosreestr.

What documents will be needed

To draw up a project, the owner of a garden house must provide the following documents:

  • cadastral passport;
  • permission to register an address;
  • permission to put into use;

What is it needed for

What does the text part include?

In BTI, private offices will need to submit an application.

Differences from the technical passport

In April 2012, a new regulatory document came into force. It notes that the technical plan reflects information regarding the structure, indicating its location on the territory of the allotment and boundaries. This procedure for considering objects is provided for by Order No. 577, which was issued on October 14, 2011.

It is worth remembering that in 2008, Federal Law No. 221 was approved, reflecting the conduct of cadastral registration. It was accepted and used in relation to all spheres, including land.
