What is a document and why is it needed?
Like any real estate owner, it is important for a garage owner to have proof of ownership. According to the legislation of our country, a garage and a land plot are two parts of a single real estate property. However, it is not legally protected until it is registered with the state.

Design algorithm
The sequence of registration actions will depend on the ownership of the garage and the land underneath it.
For a building for which ownership has already been registered, you will need to perform the following actions:
- Submit an application to the BTI for a registration certificate with the necessary package of documents.
- Pay for the service of its production.
- Coordinate with the BTI specialist carrying out the measurements the time for them to be carried out at the location of the building, provide access to it and be sure to be present in person.
- After 30 calendar days, you can contact the BTI to receive the finished document.
The actions will be somewhat different if the garage is cooperative. In this case, the garage box can become the property of a member of the cooperative only if he has fully paid for his share. In this case, you will need to act in the following order:
- Obtain from the chairman of the cooperative the necessary certificates about membership in the cooperative and about full payment of your share.
- Obtain from the chairman of the garage cooperative a certified copy of the contract for the land plot on which it is built.
- Further actions will follow the standard scheme. The application must be submitted to the BTI.
- Agree on the time for the measurements to be taken by a specialist.
- Receive a completed technical passport for the garage within the prescribed period.
Important! A cooperative garage, which is a box in a whole line of other garage buildings adjacent to it, with common walls, will be just a room in the whole building. The entire building must first be registered in the cadastral register, and then passports must be issued on this basis. Or the procedure for registering buildings and premises is done together.

- technical passport of the object;
- document confirming ownership (purchase/sale agreement, gift, inheritance);

- The owner can exercise the right to choose in what form he wants to receive a passport. There are paper and electronic versions.

Application methods
Before submitting documents, make sure that the documents and actions are authentic and error-free.
Applications can be processed in different ways. The traditional way is to apply in person or seek the help of a representative at the territorial office of the Cadastral Chamber. Another option is to submit online through the official website of Rosreestr or a single service portal.
You need to register a personal account and fill out a special form with a unified form. It is also possible to send by mail.
The issuance procedure is the same. The paper form will be issued at the territorial office of the FKP Rosreestr or at the post office; the electronic passport will be sent to the applicant’s email. The method of obtaining is indicated in the application.
When applying in person, the production time is 5-7 days; a request via the Internet is considered within 20 days from the date of submission.
Applications are often submitted through the MFC: they present a complete package of documents, fill out a request form, which is then handed over to the operator. The application must be submitted in duplicate.
At a summer cottage or in a gardening community
The question arises, how to register a garage on your site. To legalize a garage, an application is submitted to the commission on illegal buildings. In case of refusal, you can file a statement of claim in court.

Application via GSK
As already mentioned, holders of garage cooperative certificates are deprived of the right to own an object and conduct any transactions in relation to it. Often the land plot is in the state ownership of the municipality, and garage owners use it under a lease agreement.
The territory of the GSK is also an indivisible land plot, therefore the only way to transfer it to the owners of cooperatives is through privatization on the basis of common shared ownership. An application signed by all members of the GSK is sent to the municipality.
Attached to it:
- list of cooperative members;
- constituent documents confirming the legal status of the GSK and copies of the certificate of ownership;
- Additional documents may be required depending on the municipality itself.
If the right of ownership, use and disposal has not been registered with the Federal Cadastral Chamber, then the object is recognized as non-existent. Then the owner may be deprived of property without receiving compensation.
