Most banks cooperate with borrowers under an annuity payment scheme, which is more understandable. With this method, the amount of your payment is the same for the entire payment period, and the bank itself distributes this money to repay accrued interest on the loan or the principal debt for housing. When calculating the monthly annuity payment, you must use the formula:
AP=T*(p+P(1+p)m-1) , where:
- AP – monthly payment amount.
- T – loan body.
- p - 1/12 of the interest rate.
- m – count – in months.
For example:
When applying for a loan using the annuity payment method in the amount of 1.5 million rubles for a period of 120 months at a rate of 11 percent (11/12*100=0.009), the monthly payment will be:
AP=1500000 * (0.009+0.009(1+0.009)120-1)=1500000 * (0.009+0.0091.930)= 20494.82.
How to calculate
Let's look at an example of calculating debt in the amount of 1 million rubles and with an interest rate of 12% per annum.

- Mortgage for 15 years - the monthly payment is reduced and amounts to RUB 12,001.68.
- A 30-year mortgage has a smaller payment of RUB 10,286.13, but a larger overpayment on the total debt.
