All information should be verified with an extract from the Unified State Register of Real Estate . If the submitted documents do not correspond to the fixed characteristics of the object, the MFC has the right to refuse registration to the owner .

This extract costs 250 rubles . Such a certificate acts as a guarantor of the legality of this information.

Duration of registration of ownership rights

The period for fixing the right of ownership of living space in the MFC is 9 working days from the date of submission of documents (Article 16 of Federal Law No. 218). If the object is placed on land registration in parallel, the period increases to 12 days.

Notarized documents for the transfer of real estate (a will with the right of inheritance, transfer of a share to a relative when dividing living space) speed up the registration process up to 5 business days.

The process of recording data in Rosreestr can be suspended at the request of MFC employees if violations have been identified or inaccurate information has been provided. The maximum period of suspension is 90 days .

The applicant can also stop the registration process at his own request. The maximum period is six months .

Let's look at one of the most common situations, namely the case of registering living space that was inherited.

In 2021, according to Art. 333.17 of the Tax Code of the Russian Federation, the amount of state duty for recording data in Rosreestr is 2 thousand rubles for individuals .

If the object of purchase and sale is a land plot, then the amount of state duty is 350 rubles .

A state fee is also taken into account for the preparation of the necessary documents. It depends on the type of certificates required:

  1. An extract from the Unified State Register of Ownership of living space costs 400 rubles .
  2. Additional services - information about the former owners and dates of past transactions related to the apartment will cost more - 750 rubles .

This type of fee is paid by the buyer of the property. A person renouncing rights to property does not have to pay a state fee. In the contract, this obligation may be imposed on the seller, but the receipt is issued to the new owner of the living space.

When dividing real estate into shares, the mandatory fee is paid by all share owners as a percentage in proportion to the number of square meters. If the shares are transferred to one person, the new owner pays the full amount of the duty.

You can pay this type of fee at any bank or at the MFC terminal. It is also possible to pay the fee through the official website of the State Services. There is a 30% discount in your personal account - a registered user pays 1.4 thousand rubles .

Registration of a house through the MFC consists of the following steps:

  • reception of documents by the employee and their initial analysis for compliance with the requirements of existing legislation;
  • transfer of documents to the registration service;
  • making an entry in the Unified State Register;
  • preparing an extract from the Unified State Register and issuing it to the applicant.

Refusal to accept documents

The reasons for refusal to accept documents lie in inaccurate information or incorrect execution. There are several situations in which documents will be returned without the right to review:

  1. There is a certain clause in Rosreestr prohibiting the registration of this property due to restrictions on rights or mortgage encumbrances.
  2. Paper versions of the application may contain corrections, crossing outs, or traces of ink erasure. Documents completed in pencil will not be accepted.
  3. The applicant's signature is missing.
  4. The state mandatory fee has not been paid - there is no receipt or any information about payment of the fee.

If the necessary documents are not available, the application review process is suspended for 30 days. If the applicant does not have time to prepare the necessary papers, registration will not take place.

Receiving documents from the MFC

You can receive completed documents no earlier than the date specified in the contract. Each of the re-registration participants has the right to obtain certificates independently, without the mandatory presence of all persons specified in the agreement.

Documents that were not received by the owner of the living space within a month after the start date of registration are sent to the Archives. To pick up certificates from this location, you must order them by phone.

Clarification of other difficult points

Refusal or suspension of registration of the basis for acquiring property through the MFC can be appealed in court. If violations are detected on the part of the service employee, the suspension decision will be canceled.

It should be noted that registration of a country house or garage follows a different scheme. Also, planned construction must be reported to local authorities.
