What is the difference?

Belarusian specifics

The global understanding of the realtor profession and the interpretation of Belarusian legislation are different. The realtor advises the client on choosing the most suitable type of property for purchase, organizes the search, negotiates and bargains in the interests of the client.

Belarusian law understands a realtor primarily as a specialized lawyer in the real estate field. The realtor certification exam is based purely on legal issues. Retraining for realtors to renew their certificate is also based on legal topics, although it also contains topics on real estate valuation and the psychology of communication.

Our legislation assigns assistance in finding and selling a property and price guidance to a real estate agent, limiting his functions in the legal field.

It turns out that in the world, an agent and a realtor are almost synonymous. In Belarus, for regulatory authorities these are completely different professions. For the legislator in the Republic of Belarus, the priority is the security of transactions, which lies in the legal plane, in the world - the opportunity to complete a transaction (finding a buyer or real estate) and its profitability for the client. Legal security there is usually provided by lawyers or attorneys.

The differences in approaches are fundamental. The idea is that if an agent or realtor has not secured a profitable deal for the client or reached agreements in negotiations, then the work of a realtor-lawyer is simply meaningless. There is nothing to be enshrined in the contract; the analysis of legal history is not relevant. Who needs the security of a missing deal?

At the same time, there are enough agents on the market with experience who are not much inferior to certified realtors.

Who should you choose? Depends on the task. If you need to check the legal history of an apartment, you have already chosen it yourself - look towards a realtor-lawyer. If you need to sell or buy real estate profitably, you should contact a real estate agent or realtor who works as an agent.

Advantages of being a realtor

The most important advantage of the realtor profession , of course, is its accessibility. Absolutely anyone who combines the desire to achieve professional success and the ability to self-improvement can become a real estate specialist. In this case, neither the age, nor gender, nor the social status of the applicant for this position matters.

This profession also opens up great prospects for those who dream of owning their own business. With minimal capital investment, you can provide real estate services both privately and by registering a real estate company. The truth is that it will be possible to achieve success only if you work hard and persistently, giving your all to the profession.

An undoubted advantage is also:

  • flexible work schedule;
  • communication with a large number of people;
  • visible result of work, expressed in the amount of income.

Well, if we mentioned income, then it would not be out of place to say that the profession of a realtor is considered one of the most promising in this regard. The amount of reward for intermediary services in some cases reaches several thousand dollars from one transaction. The average monthly income of the average realtor (let us emphasize, a real specialist, not an amateur) in Russia today starts from 50 thousand rubles.

How to become a realtor?

Let's start with the legislation. The main document that regulates the activities of realtors and agents is Decree of the President of the Republic of Belarus dated January 09, 2006 No. 15 “On real estate activities in the Republic of Belarus.”

To work as a realtor, you must have a realtor certification certificate. It is issued by the Ministry of Justice after passing a special exam.

To be admitted to the qualifying exam you must:

  1. Have a higher education. Specialty: law, economics or architecture and construction.
  2. Work experience corresponding to education or work experience as a real estate agent - at least 1 year.

The exam is scheduled after submitting to the Ministry of Justice: an application, a copy of a diploma of higher education and a work record book.

The qualifying exam is held electronically. You must answer at least 15 questions out of 20.

The certificate is valid for 5 years. To renew your certificate, you must complete advanced training courses and pass an exam. After which the validity of the certificate is extended for another 5 years.

A realtor can provide the following types of services:

  • Advise on real estate transactions;
  • Provide information on supply and demand in the real estate market;
  • Select real estate options for buyers;
  • Negotiate the terms of a future transaction;
  • Assist in the preparation (execution) of documents for the transaction.


Disadvantages of being a realtor

The profession of a realtor can be safely attributed to those specialties about which people say, “The legs feed the wolf.” disadvantages of the realtor profession naturally emerge .

  • Firstly, irregular work hours. Realtors have to “adapt” to the client, and meet with him mainly only when it is convenient for the client. And this can be early in the morning, late in the evening, on weekends, and on holidays.

It must also be said that the public’s attitude towards realtors is more negative than positive. Many have heard about the so-called “black realtors”, communication with whom leads, at a minimum, to the loss of real estate, and in some cases, to the loss of life. Therefore, professional realtors have to make enormous efforts to earn the trust of their clients and “whiten” their profession in the eyes of the public.

How to become a real estate agent?

For a real estate agent, the requirements are described in the Resolution of the Ministry of Justice of the Republic of Belarus dated 01.06.2009 No. 42 “On some measures to improve real estate activities in the Republic of Belarus.”

The requirements for agents are less stringent. To become a real estate agent you must:

  • Have a higher/secondary specialized legal, economic, or construction education;
  • Have another higher or secondary specialized education and at least 1 year of work experience in the real estate field;
  • Have another higher/secondary specialized education and undergo training in the manner established by the Ministry of Justice of the Republic of Belarus.

A real estate agent on behalf of a real estate organization can provide the following types of services:

  • Provide consumers with information about supply and demand for real estate;
  • Select real estate options;
  • Assist the realtor in preparing documents for a real estate transaction.

Despite the great popularity of working with real estate, to obtain the profession of a realtor in specialized educational institutions for one banal reason - there are simply no such specialties in Russian universities, technical schools and colleges.
