Technical plan

Why do you need a BTI certificate and to whom can it be issued?
When performing basic actions with real estate, a BTI certificate may be required in various situations, which may include:

The validity periods of BTI certificates vary depending on their purpose. In this case, the owner must order a housing registration certificate in advance from the BTI, since it contains text and graphic parts. In fact, the validity period of the technical passport itself is unlimited, provided that it is subject to renewal every 5 years.
An extract from the BTI has a certain validity period of one year. The certificate contains data from the technical passport of the premises, such as its area, the presence and number of floors, the year the building was put into operation, the material of the walls from which they are made.
The BTI certificate of value has a validity period of one month. It determines the residual value of the property, which differs from the market price. It is in demand mainly by notaries when drawing up contracts or during hereditary transfer.
Owners of private houses, when equipping an attic in a residential premises, are issued a certificate in form No. 11 valid for 10 days.
Obtaining a BTI certificate
In order to obtain a BTI certificate, the following package of documents is required:
- Identity card (passport);
- Documents confirming the ownership of real estate;
- If you are not the owner, then a power of attorney certified by a notary;
- In case of hereditary transfer - a notarial request;
- Birth or death certificate;
- Certificate of marriage or divorce;
- For renters – balance holder visa;
- For legal entities - a letter of guarantee.
To obtain a certificate, you must personally (or an authorized representative) come to the BTI and write an application in which you need to indicate the type of certificate and the purpose for obtaining it. Initially, specialists will check the age of the technical documents of the property. When making a hereditary transfer, you must submit a written request from a notary to the BTI, because otherwise, you will not be given any certificate due to the fact that you are not yet the legal owner of the property.
Legal entities and tenants need to provide identification documents, a letter of guarantee and a balance holder visa, respectively. If a legal entity is the owner of real estate, then documents confirming ownership rights.
General rules for submitting a request to the BTI
To obtain the necessary information, first of all, you should collect a certain set of documents. It depends on the purpose and composition of the requested information.
