Which SNiP regulates the redevelopment of an apartment?

Minimum sizes of apartments and rooms
Modern building rules describe the minimum acceptable dimensions not only of interior spaces, but also of apartments as a whole. These rules are necessarily applied in the design and construction of apartment buildings. In accordance with them, the area of apartments must be no less than the following parameters:
- 28 m2 for one-room apartments;
- 44 m2 for two-room apartments;
- 56 m2 for “three rubles”;
- 70 m2 for four-room apartments;
- 84 m2 for five-room apartments, etc.
The minimum area of premises in such apartments is influenced by several important factors, the main one being the climatic region. Moscow and the region belong to the second climatic region, which is characterized by the following dimensions of the interior spaces of residential buildings:
- In a one-room apartment, the smallest possible room size is 14 m2.
- In “kopeck piece” and large buildings, the minimum area of rooms is: from 16 m2 for the living room and from 9 m2 for all other living rooms.
- In all residential properties, the bedroom size must be more than 8 m2.
- In two-room and other apartments, the kitchen size must be at least 8 m2.
- If the kitchen is not a separate room, but acts as a zone in a large room, then the size of this zone should be at least 6 m2.
- In a one-room apartment, the minimum kitchen size is reduced to 6 m2, while the area of a kitchen niche can be only 5 m2.
Building regulations separately stipulate the height of residential and other premises of apartments. In Moscow and the region, the minimum height is from 2.5 m. For mezzanines and other non-residential premises, the minimum ceiling height is reduced to 2.1 m.
How are the requirements for minimum room sizes used during redevelopment?
When the owner requires a major overhaul aimed at dismantling the plumbing cabin, combining rooms and dividing premises, he must take into account the above standards so that the project prepared by professionals can obtain permission from the responsible services.
For example, if the owner wants to rebuild a one-room apartment and the planned work includes creating a kitchen niche and placing living space in the old kitchen, then it is very easy to make a mistake. In small apartments, such work may not be feasible at all, since in them the standard dimensions of the kitchen fit into the minimum acceptable values, which means that it is almost impossible to place a living room in it.
That is, if the original size of the kitchen is less than 9 m2, then it will no longer be possible to organize a living room in this room. The owner will only have to place a room here, which will not be considered residential in the technical passport.
