An extract from the Unified State Register of Real Estate about the main characteristics and registered rights is documentation that is filled with specific information about a certain property. The data is accessible to everyone and is stored in the Unified State Register of Real Estate. The year of introduction of this documentation is 2021.
Forms
The described document can be issued in different forms. Each of them is enshrined in law:
- about the main characteristics and registered rights to property;
- that the rights have passed to another owner;
- about the existing legal rights of a particular person to this or that property;
- information about when (day, month, year) the application for cadastral registration was received, as well as the registered procedures for rights to objects;
- about the territories where there is special use;
- when the copyright holder is recognized as incompetent or limited in rights;

What does an extract from the Unified State Register look like?
As mentioned earlier, the document can be issued electronically. If you compare the new version of the documentation with the outdated cadastral extract, you can see the differences.
In a regular statement there are three items that contain specific information on objects.
1. Description of the object (characteristics)
At the top, the document consists of document No. and date of issue. The following is the data:
- type of real estate;
- day, month and year when the cadastral number was assigned;
- previously existing cadastral number;
- cadastral number of the construction site (building, premises) where the apartment is located;
Next comes the basic information about the property. This is the name (name), address, floor, area indicators, purpose of use (what it is intended for), etc.
Below is a description of the customer of the document, namely his full name.
2. Registered rights
The second section includes these details:
- date and number of the extract;
- surname or legal name faces;
- cadastral number;
- type, number and date when registration was carried out.
There is also information about existing encumbrances imposed on the property.
3. Location plan: floor or land plot (for buildings)
The object is displayed in the form of a graphic image. Additionally, symbols for the description are indicated.
An extract from the Unified State Register of Real Estate, depending on the type of real estate, has its own characteristics:
For an apartment - the document contains information about the form of ownership, how many rooms are in the apartment, how many floors are in the house, where the square meters are located, etc.
For an apartment in a newly built building (new buildings) - inform about the cadastral registration information for the house. Registration of property rights is available only after the new house is put into operation.
For a land plot – information is displayed about the category of land, the type of intended purpose, as well as the permitted use of the land. And, of course, such a document cannot but contain parameters of characteristic border points.
Cases when a cadastral certificate is required
It is unlikely that anyone who owns land as an owner has not at least once wondered about obtaining a cadastral certificate. So why waste time getting it?
- A similar certificate is needed to pay property tax. After all, in order to know why you have to pay this and not another amount of tax, you need to know the cadastral value of the land plot.
- A certificate is also required when drawing up a purchase and sale agreement. If you want to sell or buy a plot, then you cannot do without such a document. Its presence is mandatory when preparing documents for the site.
- When applying for a loan secured by real estate, you also cannot do without such a certificate. Banks require a large list of documents before issuing a positive decision on issuing a loan. The cadastral certificate is always at the beginning of this list.
- To apply for some benefits, a certificate is also required.
- A cadastral certificate may also be required to confirm the income of an individual.
It must be said that the certificate, an extract from the real estate cadastre, is still of an informational nature.
It contains too little information, so for a serious transaction, either a cadastral passport or an extract (a more complete version of the certificate) from the real estate cadastre will probably be required. The certificate is relevant for familiarization with the cadastral value of the site, from which the amount of tax on it is determined.
Contents of the extended statement
A detailed certificate is issued for any house, apartment and plot registered on the territory of the Russian Federation. The apartment certificate contains a physical and technical description of the property, its value from the cadastre, information about the current copyright holder, encumbrances and restrictions.
In addition, the extended certificate of real estate for apartments contains:
- Full name, passport details and insurance number of the individual personal account of the copyright holder or copyright holders;
- the date when the copyright holder assumed his rights;
- number of storeys of the object;
- type and purpose of real estate;
- a numbered list and the dates when the property passed from one owner to another.
The certificate of real estate for a land plot indicates:
- plan, boundaries and exact coordinates of the plot;
- type of land plot;
- type of permitted land use.
Documents required to obtain extended help:
- an application filled out according to the established template;
- passport or identity card of the author of the request;
- power of attorney or permission to act on behalf of an organization.
An extended certificate of real estate is issued only to those persons who are directly related to the real estate.
